📊 May 2026 Market Update
One of the biggest trends we're seeing across Massachusetts is that inventory is finally starting to increase while the number of homes sold is declining.
What does that mean?
For buyers, there are generally more options to choose from than there were a year ago.
For sellers, pricing and preparation matter more than ever. Homes are still selling, but buyers have become more selective as inventory grows.
Here are a few notable highlights:
📍 Worcester County
• Median price: $520,000 (-1.0%)
• Homes sold: -8.9%
• Inventory: +13.4%
📍 Blackstone Valley
• Median price: $575,000 (-7.3%)
• Homes sold: -19.8%
• Inventory: essentially flat
📍 Plymouth County
• Median price: $680,000 (+4.6%)
• One of the strongest price gains among the markets tracked
📍 Norfolk County
• Median price: $870,000 (+2.1%)
• Inventory actually declined while prices increased
The biggest takeaway? Despite headlines and interest rates, home values remain relatively stable across most of Massachusetts. The market is becoming more balanced, but well-priced homes in desirable locations are still generating strong interest.
