This is 2919 E. US 54. I started a business there two years ago called 54 Toy store. It is 12 acres. Half of which is not being used or even developed. I had a hearing last week with Butler County where I highlighted the blue the area that we’re using. I have no problem with paying taxes at commercial rates. My argument with them is that the area highlighted in purple is land that K dot and the state/county say I cannot use because they may want to build a highway on it some day. They don’t want to buy it from me, but they wanna tax me on it. They’re taxing me full commercial. Area highlighted in red is just dirt that we have not even touched other than just to clean up the weeds and keep it from being overrun by wildlife and such for future development. I’m being taxed at full commercial rates. It’s obvious that we don’t use the land for a commercial. But I’m still being charged a commercial rate.

My argument is that as a small business just starting out renting spots to people for boat, Rv and equipment storage I have no problem paying for the areas that we’re using. But I don’t stand a chance of staying in business if I have to continue to pay commercial rates on area that I’m not even using. We need ag tax rates where business doesn’t operate.

My goal is to put together a group of people upwards of 1000 so that we can go as a group in lobby the county. My goal is to create a voice big enough to get some of our local politicians to listen to our concerns.

Thank you to everybody, who have reached out to us. We created this storage place to bring affordable storage to Butler County. It has became increasingly difficult to continue this endeavor with the county coming in and just taking every bit of money we make.

Needless to say, I’ve had to change my plans.

My hope is that Butler County will reduce my taxes so that I have a chance as a small business to continue to grow and provide Butler County and Moore more importantly Andover area with affordable storage options. Please support the page and share it so that we can get this list of 1000+ people.

Yesterday I had a hearing with Butler County property tax over our assessment at 54 toy store. For the first time, I had a conversation with somebody who seemed to understand. I’m sending them the information they requested so that they can hopefully give us some property tax relief. We started 54 toystore just outside of Andover with the intention of creating affordable storage options for people who want to keep their boat, motor home or heavy equipment someplace closer to where they live instead of having to go far distance to get a reasonable price.

We started at 54 Toy store in July 2024 after buying the property and clearing all the trees in 2022.

It was a property I’ve wanted to buy for 20 years. Although I never thought I would create a storage facility. Since opening we have provided upwards of 85 people with safe and convenient storage. Although the slow start, we were just getting to the breakeven point when we got the Nasty letter raising our taxes up 188%. This has set us back as many as 18 months before we will break even again. So my hope is that Butler County will recognize that there’s a small business owner trying to do something good in the community but also just make a run at trying to create a successful business that helps people with something that is generally very expensive.

After talking to Paula for a good 20 minutes, I felt like she understood that we were on land that wasn’t being 100% utilized for Storage yet and she understood that the buildings were being over evaluated.

Hopefully, they will give us some relief!
