So I guess I got top 11% in my entire company. Not just in my office or in Rhode Island. I got top 11% in all of Coldwell Banker world wide. We have about 3,000 offices in over 40 countries.

So, I don’t really make predictions in real estate. The market in RI (and a lot but not all markets around the country) has also seen a small dip from its all time high. I think we might continue to see a slight dipping for the next few months. Until the rates start to lower which will flip the market and make prices climb again. With that being said, I think buying in the first half of 2026 will be a good idea. Otherwise if you wait too long again, who knows when you’ll get another lull or dip in pricing. But don’t get it twisted, home prices are high still. And I’m not predicting a crash, I simply don’t see evidence for that. I’m just saying there’s a window of opportunity coming up that I don’t normally see.
Bonus prediction: I think housing prices will lower significantly in 25-30 years because of our population decline, and if that continues. And if you buy now your mortgage will be paid by then so that’s all profit if you sell and your kids will get a good deal if you don’t sell or leave to them 🙂
