At Park Lane Insurance Advisors, we believe insurance should feel personal, not transactional.
Hey! A wise man once said "no is the second-best answer. Yes is best, no is second and maybe is worst answer. If the answer is maybe, then you may just have to wait forever. But if the answer is no, you can move onto the next opportunity." Today we got the second-best answer and now we can move onto the next opportunity. We are very grateful.

Roof Damage — The Silent Budget Killer — What we check: Shingles, flashing, gutters, fascia, and overall roof integrity ON the roof, not just from the ground.
𝗛𝗼𝘄 𝗶𝘁 𝗰𝗼𝘀𝘁𝘀 𝘆𝗼𝘂 𝗺𝗼𝗻𝗲𝘆:
- Missing or damaged shingles allow water to seep into the underlayment and decking. What starts as a $300 repair can escalate to $8,000–$15,000 for a full roof replacement if left unchecked.
- Failing flashing around vents, chimneys, and valleys is the #1 cause of roof leaks. Water intrusion leads to rotted wood, damaged insulation, and mold — repairs that commonly run $2,000–$7,000+.
- Clogged or damaged gutters cause water to pool against the fascia and foundation. Over time, this leads to fascia rot ($1,000–$3,000 to replace) and even foundation damage ($5,000–$20,000+).
- Sagging or uneven roof lines may indicate structural issues with rafters or trusses, a problem that can cost $10,000+ to correct and is almost invisible from the ground.
The bottom line:
A roof that looks "fine" from the driveway could be hiding thousands in damage. That's why we physically walk the roof — because the most expensive problems are the ones you can't see from below.
“Choose people who choose you completely. They don't make you question your kindness. They respect your boundaries. They understand the beauty you add to their lives. They meet you where you are without judging. They care for you exactly the way you show up for them.”
There is always something to be grateful for. A thankful heart is a fulfilled heart. A thankful heart is a hopeful heart. Gratitude turns present life into something awesome. It doesn't take away the pain but it reduces the suffering with a knowing that something is still right.”
“You are blessed beyond imagination if you have some good friends. To have people who lift you from lows and cheer the loudest for you is priceless. Be thankful for the souls who defend you behind your back and gently help you fix your flaws. They are shining stars on dark nights.”
