Before you buy, try to keep these things in mind:
🏡 Keep your monthly housing payment around 28% of your income.
💰 Have money set aside for emergencies.
🔧 Save a little extra for repairs. Every home needs something eventually.
📅 If you can, plan to stay in the home for at least 5 years.

🏡 𝗙𝗼𝗿 𝘁𝗵𝗲 𝗪𝗲𝗲𝗸 𝗼𝗳 𝗝𝘂𝗹𝘆 𝟲, 𝟮𝟬𝟮𝟲
𝗟𝗮𝘀𝘁 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗥𝗲𝗰𝗮𝗽: 𝗥𝗮𝘁𝗲𝘀 𝘀𝗹𝗶𝗴𝗵𝘁𝗹𝘆 𝗵𝗶𝗴𝗵𝗲𝗿 👎
Mortgage rates crept up a bit last week, despite Thursday's labor market data coming in weaker than expected, with fewer new jobs created than anticipated. The increase was small and not enough to cause much concern.
𝗧𝗵𝗶𝘀 𝗪𝗲𝗲𝗸'𝘀 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗥𝗮𝘁𝗲 𝗙𝗼𝗿𝗲𝗰𝗮𝘀𝘁: 𝗥𝗮𝘁𝗲𝘀 𝗰𝗼𝘂𝗹𝗱 𝗶𝗺𝗽𝗿𝗼𝘃𝗲 👍
This should be a relatively quiet week for mortgage rates. Expect the normal day-to-day movement, but nothing that suggests rates are about to make a big move higher or lower. Rates are likely to stay very close to where they've been over the last couple of weeks.
📈 𝗪𝗵𝗮𝘁’𝘀 𝗮𝗳𝗳𝗲𝗰𝘁𝗶𝗻𝗴 𝗿𝗮𝘁𝗲𝘀 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸:
• Economic data: After last week's busy calendar, this week is much quieter, with little on the economic calendar and even less that's likely to have any effect on mortgage rates.
• The Fed: Mortgage rates now reflect market expectations that the Fed will hike rates at least once this year, likely as soon as September. If markets begin expecting the Fed to hike sooner, possibly at this month's meeting, it could put a little more upward pressure on mortgage rates. However, that doesn't seem likely.
• Oil prices: Oil prices are back near pre-conflict levels and are not likely to help mortgage rates fall further.
