Hot off the press! leads King County’s “Condo Comeback” as reported by Marc Stiles of the Puget Sound Business Journal.

Prices, inventory and sales activity are up in King County, according to Northwest Multiple Listing Service data released this week.

In February, 1,047 condo sales closed or were pending, up 25% from the same month last year. Median condo prices rose over 11% compared with February 2023 to $612,500.

Brokers say Amazon’s mandate that employees return to the office five days a week is a factor. Urgency to buy as supply dwindles is another.

Realogics Sotheby’s International Realty is marketing the condos at the 31-story Graystone on Seattle’s First Hill. Dehlan Gwo, RISR Vice President of New Development, said over 50 homes moved in 2024, making it the “bestselling condominium tower in Seattle.”

Graystone Sales Director Rachel Buchanan says half the recent buyers were returning-to-work tech employees and some of the others were people relocating to be near jobs at First Hill hospitals and medical clinics. Asking prices range from $350,000 to over $2 million.

Driving up the median sales price are past development droughts on both sides of Lake Washington plus today’s empty pipeline due to the high cost of financing and rising costs of materials and labor.”
