A West Seattle homeowner called us about a damp spot near their patio door. By the time we opened the wall, we found jack studs gone to fiber, a rotted sill plate, and OSB subfloor turned black 😱

Here’s the wild part: the original installer used the right product. Fortifiber waterproof flashing, ASTM E-2112 rated. The good stuff.

But three install mistakes turned a waterproofing system into a water trap:

🛠️ No sill pan. The bottom of the door opening had no drainage path. Water collected, sat, and soaked the wood for years.

🛠️ Reverse-lapped flashing. The building paper was lapped over the flashing instead of under. Water ran behind the tape and straight down the framing.

🛠️ Deck pressed against the wall. No counter-flashing, no drainage gap. Every rainy day, that junction stayed wet.

In Seattle, with our rain, this kind of install isn’t a question of if. It’s a question of when.

From worn concrete stairs to a beautiful European-inspired entry ✨

For this project, the goal was clear: create an outdoor staircase that felt durable, timeless, and true to the character of the home.

We replaced the old painted surface with terracotta tread tiles and decorative “Aster” porcelain risers for a warm Spanish-style look. Along the way, we worked through material sourcing, tile size variations, waterproofing, edge detailing, and a tight deadline before the client’s guests arrived.

Every detail mattered here — from the substrate prep to the stair nosing and final sealing.
Now the home has an entrance that feels classic, welcoming, and ready to last.
