$530,000 purchase (included 6% commission)
$50,000 rehab on house
$650,000 ARV on house
Roughly $100k equity from value add on the house

Going to build a DADU in the backyard
$350,000 build
$600,000 ARV
$250,000 equity in DADU

$900,000 total investment
$1,250,000 total ARV
Comes out to about a 72% margin BRRRR

The plan is to house hack for a year (rent the rooms), then move out, rent the last room, and buy another one with DADU potential!
