Here are three factors driving the current housing demand:

1) New home construction has fallen behind.

Between labor shortages and supply-chain issues attributable to the pandemic, new home construction levels have fallen off, decreasing the supply of homes available to buyers.

2) The pandemic continues to influence home buyers. With more people working and learning from home, buyers are still seeking more space and different kinds of amenities to support their Zoom-enabled lifestyles.

3) Mortgage rates hit their lowest point ever in January 2021. Rates are on the rise, but they're still far below what they traditionally have been. Buyers who wait for home prices to drop will wind up paying more over time as interest rates rise.
