A sale-leaseback and a net lease aren’t the same thing ❌ but they often go together.
Here’s the short version: In a sale-leaseback, you sell your property and immediately lease it back. You get cash; the buyer gets a tenanted asset. It’s a transaction structure.
A net lease (especially a triple-net or NNN) is a lease type where the tenant pays taxes, insurance, and maintenance on top of rent. It’s how the lease is structured.
Most residential sale-leasebacks are structured as net leases.
The homeowner-turned-renter stays put.
The investor gets immediate cash flow with lower management burden.
