In a strategic move, the developer chose to exchange their retail center into KM's REIT's operating partnership via 721 Exchange, ensuring a seamless transition of ownership while maximizing tax benefits for all parties involved. This acquisition not only strengthens our presence in the southwest but also enhances our REIT's portfolio, now comprising over 58 assets. Despite a challenging year with commercial real estate transactions down approximately 80% year over year, KM Realty continues to transact through innovative solutions like the 721 Exchange.

Albuquerque Journal recently covered the change in ownership of food halls Tin Can Alley and Green Jeans. Roy Solomon, former owner and local developer, contributed these food halls to KM Realty’s REIT, allowing him to still be passively invested in these properties.
