Coastal homes look clean on the surface, but moisture works its way underneath long before most homeowners ever notice.
High humidity, poor drainage, and aging v***r barriers create the perfect environment for mold, wood decay, and sagging floors.
The key is understanding where moisture enters—foundation vents, plumbing penetrations, and exterior drainage are the top three sources I find during inspections.
If you own a home near the coast, check your crawlspace at least twice a year or hire someone who knows the signs. Moisture doesn’t announce itself until the damage is already done.
