PACT Capital is pleased to announce that we have provided $3,355,000 in acquisition financing secured to a +/- 139.6-acre orchard in the Central Valley consisting of desirable citrus varieties located in a strong and stable irrigation district.

The loan was referred to PACT by the real estate transaction sales team after a prior lender was unable to secure a loan approval for the borrower. PACT was able to secure a full underwriting package and loan approval in just 7 business days and then closed the loan within 35 days, ultimately saving the borrower's hard deposit and allowing them to acquire the choice orchard. Special mention to the deal team, Connor Haubursin, Lilia Mendoza, Joseph Tow, and Nathan Chang, for how fast they were able to move into underwriting and, render a loan approval and close on time.

The credit facility was set up as 55% loan-to-value (LTV) at origination, with no prepayment penalty. Our competitive structures are designed to give the borrower the utmost flexibility for the duration of their ownership. In addition to the expedited timeline, the loan structure was customized to align with both near-term cash flow considerations and long-term capital improvement plans.

PACT Capital is pleased to announce that it has provided $13,500,00 in structured financing for a pistachio orchard development secured to 912-acres located in one of Northern California's premier growing regions with strong water availability.

Sponsorship was referred to PACT Capital for development financing, which is a structure and loan offering that has become harder to accomplish in the market. PACT remains bullish on California agriculture and new developments and was able to structure and provide a facility with advance rates that met the borrower's short and long-term plans for the orchard development.

The development financing was structured as a two-note facility to provide a greater advance rate on the long-term mortgage coupled with a floating rate development loan at +/- 62% loan-to-value (LTV). The competitive long-term mortgage financing was a fixed rate, with no prepayment penalty structure, and the floating rate development loan provides the multiple years of liquidity required to get through development with no minimum utilization charges on the outstanding commitment.
