“We’re waiting for the housing market to crash.” 🛑

But the newly released May 2026 NWMLS data tells a very different story: the market isn’t crashing, it’s leveling out into something we haven’t seen in years — a healthier, more balanced market.
Here’s what’s really happening across King, Pierce, Snohomish, and Thurston counties:
❌ Myth: Sellers can name any price and buyers will pay it
✅ Reality: Inventory is rising (Snohomish is up 58% and Thurston is up 43.3%), which means buyers have more options. Sellers are still averaging strong list-to-sale ratios, but strategic pricing matters more than ever.
❌ Myth: Buyers still need to waive inspections and financing protections to compete
✅ Reality: The frenzy is cooling. Right now, 79% of pending contracts include financing contingencies, and 51% include inspection contingencies. Buyers have room to be smart and intentional again.
The market isn’t scary — it’s simply behaving more normally for the first time in years.
