Simple Steps to Help Prevent Costly Water Damage

Winter storms can cause serious property damage, and many homeowners insurance claims after freezes are preventable. Based on guidance from experienced plumbers, here are practical steps you can take now to protect your home and reduce the risk of burst pipes, flooding, and other cold-weather issues.

• Locate your main water shut-off valve. It is usually found at the city water meter in a concrete or black plastic box between the street and sidewalk. Clear it out so it’s accessible and consider marking it with a flag in case snow or ice makes it hard to find. When the two circular markers line up, the water is fully off. Knowing this can prevent major damage if a pipe bursts.

• Cover outdoor faucets. Use insulated covers if available. If not, wrap them with towels and secure with tape. Even basic insulation can help during a hard freeze.

• Open cabinets under sinks and plumbing fixtures, especially those on exterior walls, to allow warm air to circulate around pipes. If plumbing is located in an exterior wall, a safely placed space heater nearby can help keep pipes warm.

• If using a fireplace, make sure the flue is fully open. During prior freezes, many homeowners experienced carbon monoxide alarms due to improper ventilation.

• Check your sprinkler system. If accessible, turn off above-ground valves and drain the double-check assembly using a screwdriver. Insulate exposed components. If the system is underground and valves are heavily rusted, do not force them, as this can cause leaks.

• Pay special attention to exterior wall fixtures. These should have a stronger stream. Toilets on exterior walls should be flushed every couple of hours. The fixture farthest from the water meter should also run steadily to help keep water moving through the main lines.

Taking these steps can help reduce the risk of burst pipes, flooding, and costly repairs after a winter storm. Hopefully this winter is not as severe as 2021, but preparation now can make a big difference. Stay warm and stay safe!
