PSA-If you are working in the Wholesale Real Estate space. Deals have to be deals for the Buyer/Investor and the Seller. On the in-between is where you get your assignment! If a deal is not 70% of ARV-Rehab it's NOT a deal for the Investor! If the price for the contract to the seller is not this above number MINUS your fee it's not a deal!
I see so many wholesalers focused on their assignment first. This is not where you need to be focusing. Your job is to bridge the gap in the current condition of the home compared to its market value if updated to current market conditions and price it accordingly!
