We’re Beau and Madison Lopez, a husband and wife real estate team here in Colorado Springs, and we specialize in PCS and relocation moves ✈️💌

A few years ago, we relocated here ourselves and quickly realized what we wished we had during the process. That’s exactly why we built our business the way we did. The worst real estate advice in Colorado Springs sounds right…until it costs you money 🫣

I hear the same myths every single week from clients, people relocating here, and things floating around online that just aren’t true anymore.

Things like:
“You need 20% down to buy.”
“There’s no way to get a lower interest rate in today’s market.”
“New construction is always more expensive.”
“VA loans are hard to get accepted.”
“You can’t buy and keep your monthly payment close to BAH.”

Some of these are harmless. Others can cost you thousands of dollars or keep you from buying a home that would’ve been a great fit for your family.

I’d rather be the REALTOR® who gives you the honest answer now than have you find out the hard way later.

So…you were planning on renting, but now you’re just stressed 😫🫣

You’re getting closer to your move to Colorado Springs, and you’re realizing rentals are harder to find than you expected, monthly costs add up fast with fees and deposits, and you’re starting to panic because you’re almost here.

I’m here to tell you that buying might still be an option 🫶🏻

I’ve helped multiple PCS and relocation families who originally planned to rent but decided to buy at the last minute. Both were under contract and in their new homes within 2 to 3 weeks.

With VA buyers, there are so many possibilities:

✨ Zero down for VA buyers
✨ The opportunity to negotiate seller or builder concessions to help cover closing costs
✨ Both new builds and resale homes with different incentive/concession opportunities

In fact, two recent clients were able to negotiate low earnest money deposits, and those funds were credited back at closing. Every situation is different, but there may be more options available than you think.

Three awesome families closed on their homes this week 🏡💖

And moments like this never get old.

Two of these families made the move from out of state to start their next chapter here in Colorado Springs. The other was the sweetest first time homebuyer couple that I had the privilege of working with for nearly 10 months while we searched for the perfect home.

Every closing is exciting, but there is something extra special about the clients you talk to almost every day. The ones sending listings late at night, the ones trusting you to be their eyes and ears from hundreds or thousands of miles away, the ones who stick with the process month after month until the right home comes along.

Those are the moments that remind me exactly why I love what I do.

Buying a home is a huge deal. It's where holidays will be celebrated, where kids will grow up, where memories will be made, and I never take lightly the trust my clients place in me to help guide them through that process.

Who you hire to sell your house matters.

I showed a home that had SO much potential. Great layout, great bones, could have photographed beautifully and shown so well, but instead buyers walked into cleaning supplies left out, food on the counters, random household clutter everywhere, holes in the walls that could’ve been patched in 20 minutes, and little cosmetic things that made the whole house feel neglected.

And the hard part? None of it was major.

A deep clean, a few paint touch ups, patching some holes, maybe a little light staging and decluttering and it would’ve been a completely different experience walking through that home.

You absolutely can hire someone just because it’s cheap and they’ll stick a sign in the yard. But that decision can end up costing you WAY more in the long run when your house sits, buyers walk out unimpressed, and you leave money on the table.

Buyers need to walk in and picture themselves living there. That emotional connection matters.

Sometimes the difference between a home sitting for months versus selling quickly is the preparation, marketing, strategy, and guidance happening behind the scenes before it ever hits the market.
