🏡Central Texas Housing Report🏡
The Austin-Round Rock-San Marcos MSA market report showed pending sales rise 5.8% in October while inventory grew to 5.3 months. Median prices held steady, increasing 1.4% year over year to $439,000, though closed sales dipped 9.6%.
The market continues to show signs of normalization, supported by balanced inventory levels and stronger buyer confidence. Well-priced and well-presented homes are still selling quickly and close to asking price. Despite ongoing affordability challenges, steady pricing and expanding inventory are bringing more buyers back into the market. Overall, the region recorded 2,463 pending sales and 2,238 closed sales for the month.
