Good news for Austin seniors and homeowners with disabilities.
City Council just voted to bump the local property tax exemption by $12,000 — raising it to $204,000 in reduced assessed value for 2026. That’s on top of the 20% general homestead exemption everyone already gets.
Without the increase, the median senior/disabled homeowner was looking at about $64 more on their annual tax bill. With it, they’ll actually see a slight decrease from last year.
If you or someone you know is 65+ or has a disability and owns a home in Austin, make sure you’re taking full advantage. Applications go through your county appraisal district — Travis, Williamson, or Hays depending on where you are.

Not a bad office view. We split our time between Austin and Seattle, which means we get the best of both — the Hill Country and the Pacific Northwest, breakfast tacos and fresh salmon, lake days and open water. We're not complaining.

Y'all have been asking for a while. Here it is.
I've been writing an Austin real estate newsletter for years — market updates, local news, food and drink spots worth checking out, and a little Texas opinion in every issue. For a long time it was just for our real estate clients. But enough of you asked me to open it up that I finally did.
My name is Troy Knight. I'm a 5th-generation Austinite, Co-Founder of Rainey Property Group, and licensed Realtor in Washington State and The Great State of Texas. Austin isn't a market I study — it's home. It's been home for quite a stretch now.
The Rainey Report comes out every other Tuesday. Occasionally Wednesday, if Tuesday was a nightmare. No fluff. Just Austin, and things worth knowing.

Got lucky that the Braves were in town for a series against the Mariners. A perfect evening for a ballgame…

Last July 4th didn't feel much like a celebration. The floods tore through our ranch and left us with less fence, much fewer cattle, and a whole lot of humbling perspective.
But here's the thing — we weren't the only ones picking up the pieces. The deer, the birds, every creature that calls this land home lost something too. Habitat. Food. Water. Gone overnight.
So yeah, we're rebuilding. But this time we're not just rebuilding for us.
Bird houses are up. Feeders are loaded. The old deer feeder is back running protein. This ranch has given us so much over the years — we're just returning the favor.
