Cost-saving measures often involve using thin decking materials, such as 7/16” OSB. Latitude 37 prioritizes quality, utilizing 5/8” thick OSB roof decking, Zip board OSB exterior with sealed tape joints, precision-cut finger studs for straighter walls, and vented Hardie soffits.

Latitude 37 utilizes an EPDM material that is a leader in premium gaskets. Its design and composition creates an air stop solution for your home. Others use a cheap, fragile and non-durable material as the industry standard (pink roll). It tears and does not adhere well, creating voids and gaps where it matters the most.

This EDPM material compresses between the bottom exterior wall plates and the concrete floor. It also contributes to unbelievable efficiency. Some of our homes energy bills are less than $50/mo for 2,000 SF and under. 1,500 SF homes we see less than $40/mo.
