Last sunday I walked into this realtor’s open house using this brochure:

I then followed her on IG that evening and sent her a thoughtful DM about a piece of her content.
Yesterday and I got a referral from a client of hers who just bought a 70’s s**t box condo in Scottsdale (very wealthy).
And he wants 3 bathrooms and a kitchen done......I’d wager 200-280k.
She was my 117th realtor open house.
To crack this nut I invested 8 hours/week for 10 weeks.
80 hours to turn at least 60k in gross profit puts my hourly rate at this moment doing that activity at 750/hour.
Meaning if I scale this activity to its natural end by hiring a full time business development rep when that time comes.
That will produce 2000 x 750 = 1.5M of gross profit (4.5 million in sales).
Here’s why FEW ever make this work.
Ask yourself this question.....
Are you disciplined enough to perform a task that gives you social anxiety every weekend for 8 hours for 10 straight weeks without knowing it’s going to work?
The honest answer is probably 1 in 50 have what it takes without coaching and accountability.
So here are your choices:
Invest 100 hours over 3 months to LAUNCH (and then 8-10 hours per week to maintain)
OR
Spend $2500 per month per extra 100k per month you want to grow
OR
Get a job

While they are pushing social media ads, save your money and spend time building relationships the old school way.
Focus on realtors, architects, designers, mortgage loan officers and insurance agents.
Figure out a way to add tangible immediate value to their businesses so you don’t come across as just another thirsty begging contractor.
When over 70% of large projects start as a referral, you will suffocate your competition spending 10s of thousands in content and ads….
So bottom line, when the gurus tell you to zig….start zagging.

Most contractors think margin dies in production.

The homeowner is not just asking,
“Do I like this guy?”
They’re asking,
“Do I trust this project not to blow up in my face?”
If your sales process does not expose the gaps, the missing scope, and the real risk hiding in the plans or the cheap bid…
…then you are just another contractor with a smile and a number.
