Know the current state of the home so you ensure your biggest investment doesn't become your biggest liability!
Borer, inadequate foundations, or insufficient fixings are just some of the issues we see on a daily basis when carrying out a building inspection. By carrying out thorough inspections we ensure our clients know what they are buying so they can make an informed decision.
Not every issue is a deal breaker. By having a residential property inspection report by a qualified building inspector you can get issues rectified, renegotiate or walk away knowing that you won't have to take on the liability of poor building practices.

Often when we carry out inspections we see vertical or horizontal cracking along the joins on the plasterboard ceilings and walls.
Often thermal expansion and contraction during hot and cold periods of the year causes movement in the otherwise solid plasterboard sheets. In a ceiling often a lack of (or poor) insulation can be a contributing factor.
Today we found something that shows how hot it can get in a ceiling. When insulation coverage is poor or nonexistent during summer the heat transfers through the ceiling and into the home. When winter arrives the cold air does the same and there is overall a poor thermal performance in the home.
These photos show the sap in the timber that has melted over its lifespan due to heat in the ceiling! 🥵
