“Rent where you stay and own where you rent” (often called “rentvesting”) is a real estate investment strategy where you live in a rented property in a desired, often expensive location, while buying a more affordable, income-producing property elsewhere to rent out. It offers flexibility, tax advantages, and wealth accumulation without being tied down to a specific home.

You don’t have to live in your own house. Gone are the days when you would build a home, throw a housewarming party to inform friends and family that you had arrived, and then live in that part of town to demonstrate your status as a homeowner. Now you can quietly buy a home, rent it out to generate passive income, and live elsewhere—closer to work, family, and your desired schools for your children.

When I advise clients on their choice of location for a property, especially those who say they prefer mainland properties to island homes, I tell them: you don’t need to live there. You can buy such properties to rent out and earn more money from them. Appreciation rates on such properties are very high.
