A onda se na vlasniÄŤkom listu pojavi plomba.

I sad nastaje pitanje:
je li to normalno… ili ozbiljan problem?

Nije svaka plomba razlog za paniku.
Ali je problem kad dokumentaciju provjeravate prekasno.

Prije kupnje nekretnine vaĹľno je provjeriti:
âś” plombu
âś” zabiljeĹľbe
âś” terete
✔ vlasništvo
âś” legalnost objekta

Jer jedan detalj u zemljišnim knjigama može potpuno promijeniti situaciju.

A registration notice can be completely normal — but sometimes it can indicate legal or financial risks.

That’s why property documentation should always be checked BEFORE signing or paying a deposit.

✨Hipoteka je jedan od najčešćih razloga zašto kupnja nekretnine propadne — ili postane ozbiljan problem nakon kupnje.

Većina kupaca vidi stan, lokaciju i cijenu.
Ali ono što ne vide je TERET na nekretnini.

👉 Hipoteka nije problem sama po sebi
👉 problem je ako ne znaš kako je riješiti

U praksi:
• kupuju se stanovi pod kreditom
• dio novca ide banci
• hipoteka se briše nakon isplate

Ali ako taj proces nije jasno definiran — riskiraš sve.

Ako kupuješ nekretninu:
📩 provjeri vlasnički list prije nego uplatiš kaparu

Most buyers look at the property.
Few check the legal status.

👉 A mortgage is not the problem
👉 not understanding it is

In practice:
• many properties are under mortgage
• part of the payment goes directly to the bank
• the mortgage is deleted after repayment

If this is not clearly structured — you take a serious risk.
