The average UK home is now worth less than it was nearly a decade ago.

Our second annual Don’t Bet the House report shows that UK property is continuing to lag behind inflation and underperform diversified equity portfolios.

In 2025, UK house prices rose just 1.7%, only half the pace of inflation at 3.4%. A simply equity mix returned 11.8% before dividends.

London and second home hotspots have been hit particularly hard, with significant falls in house prices.

Property will always matter to owner-occupiers. But as a route to building wealth, UK residential housing no longer looks like the compelling proposition it once did.
