Why does affect the value of your property?
Professional staging could win you an average of 10% more for your home because it can massively impact the perceived value of your property and the price you end up receiving.

Why? Staging goes beyond simple aesthetics and is far more nuanced. We use texture, colour, lighting and scents. These simple things influence the perceived
social standing, space & value of your home.

Professional staging taps into the lifestyle aspirations, desires and emotions of buyers, and since we buy with our hearts over our heads, staging really can unleash your homes selling potential.

Why does Property Staging work....

✔Staged homes can command an average price increase of 10%* compared to their un-staged counterparts, this is because professional staging elevates the perceived value of a property. Staging taps in to the lifestyle desires of buyers who will pay a premium for a ‘magazine interior’ even when the furnishings will not be included in the sale.

✔Research shows that 90% of buyers cannot appreciate the scale of an empty space. In fact, empty rooms appear smaller in person, especially when compared to wide angled marketing photography. Empty rooms seem cold and soulless, and buyers cannot plan how they would place their furniture, or how they could use the space.

✔According to recent statistics, staged homes typically sell three times faster* than non-staged homes. This is because staged homes attract more attention online, gain more viewings and generate more excited and motivated buyers, ready to secure the property and start their new life.

✔Prospective buyers spend more time looking at your online marketing if the images are staged, they are more likely to book a viewing and will spend more ‘Dwell’ time* in a staged home. This is because buyers literally have more to look at. Buyers can it on the furniture, their gaze moves around a staged space, they more easily see themselves using the rooms, and can more easily imagine life in this new home.

✔When buyers step into an empty property, very often their first experience is underwhelm. Particularly if the property has been marketed with CGI. Not only this, but an empty home is more susceptible to criticism and its flaws more obvious.

These are just some of the many reasons why you should consider your secret weapon in maximising the sale price of your property. Selling vacant is simply leaving money on the table.

Would you like to earn an extra 23% on your properties?

Presenting your property in the best light, showcasing its features, and creating a homely but aspirational interior is the quickest way to secure the best price.

In this case study, we quickly look at a 1 bed flat we recently staged in North Devon. It was not only snapped up, being secured after the first viewing, but it achieved a price 23% higher than direct competition and 33% higher than the local market average.

In this comparison, both flats were modernised, both 1 beds, in the same area, and neither have parking. The main difference?
The Hub Property Staging waved a magic wand.

If you would like to chat about how we can help you and your clients, then give us a call, DM or drop us email. We are always happy to answer your questions and explain how the process works.

The colour edition…

Using colour in home staging is an essential strategy to create an inviting and appealing atmosphere for potential buyers. The right colour palette can enhance the perceived value of a home, highlighting its best features and making spaces more memorable. Neutral tones (our personal favourite) such as whites, greys, and beiges are popular choices as they create a clean, modern look that appeals to a wide audience and allows buyers to envision their style within the space.
However, strategic pops of colour can add vibrancy and character; for example, soft blues or greens can evoke calmness in bedrooms, while warm yellows or oranges can make kitchens feel more welcoming. A word of caution! It is important to consider the flow of colours throughout the home to ensure a cohesive and harmonious experience. Ever heard of the ‘Red Thread Theory’?
When used thoughtfully, colour can transform a home into a desirable and market-ready property. Here is a recent case study. This 2-bed flat was largely cream and a little bland, we used rich green and warm rust tones to add some character and vibrancy, making it stand out from competitive listings.
Result? Let, after the first, very enthusiastic viewing.
