Window boxes and stair stringer trim today. These are the tasks that take so much time. Foundation wall thicknesses vary and are out of square, stair cases aren’t square to the walls (or better yet, walls aren’t framed square). Makes for a little more work and attention to detail matters.
While I’m doing this the other guys are finish sanding ceilings in Sunset, drywalling a bathroom in Gleneagles and setting posts in Heritage.
Lots on the go now. Tomorrow we have a side entry door being cut in Heartland and concrete cutting for two egress windows in Heritage.

What a day. I appreciate being productive, but today may have exceeded my limits lol. Met with Nam from Day 1 Landscaping to auger post holes for a new deck and fence, dug out window wells, as we prepare to cut concrete for two new egress windows for a secondary suite, painted a bathroom, assembled a corner shower, visited three project sites, picked up materials and met with trades and clients. Finally returned home to catch the last two periods of the Colorado-Vegas game. Do it again tomorrow.

Do the job right, pull the permits, lean on experts when necessary and never cut corners. Does it cost more? Yes, but it’s done right and homeowners appreciate you protecting their investment.
This two bedroom secondary suite required two additional egress windows for fire safety and to allow more natural light. To do this properly, we required an engineer, experienced window installers and concrete cutters. Both window cutouts are reinforced with steel tubing which is bolted directly to the foundation to provide lateral support and ensure zero sag.

This bathroom turned out fantastic. The only remaining components to be installed are the glass shower doors, vanity light and a few accessories.

Window boxes done right. No MDF used that will swell and look horrible in no time.

While many people are intimidated by the prospect of installing vinyl plank flooring, it is actually one of my favourite parts of renovations and basement developments.
The key is to purchase quality flooring, measure from multiple locations and chalk a starting line. Flooring should be installed lengthwise of the hallway or longest wall to make the rooms look larger, create flow and provide stability in the install.
