๐Ÿ“ˆ GTA Market Update โ€“ April 2026

The GTA housing market continued to gain momentum this spring. Home sales were up 7% year-over-year in April, while new listings dropped by 9.3%, tightening market conditions across many areas of the GTA.

Even with more competition starting to build, buyers are still benefiting from lower prices, improved affordability, and negotiating power compared to last year.

๐Ÿก Average GTA Home Price: $1,051,969
โฌ‡๏ธ Average Price Change: Down 4.9% year-over-year
๐Ÿ“Š MLSยฎ HPI Benchmark: Down 6.6% year-over-year

TRREB President Daniel Steinfeld noted that more buyers are re-entering the market as affordability improves, while Jason Mercer highlighted that pent-up demand still exists and market activity could strengthen further with improved economic certainty.

The takeaway?
As inventory tightens and prices begin stabilizing, buyers waiting on the sidelines may face more competition heading into the summer market.

With improved affordability, more buyers are stepping back into the market heading into spring.

๐Ÿ”น 14,442 new listings (โˆ’16.7% YoY)
๐Ÿ”น Avg price: $1,017,796 (โˆ’6.7% YoY)

Buyers still have strong negotiating powerโ€”but if this trend continues, we could see prices begin to level off later this year.
