- Funds are released progressively as your builder completes each stage, not as a lump sum
- You only pay interest on the amount drawn down during construction
- Lenders require a fixed price contract, council-approved plans, and a registered builder
- The loan converts to a standard home loan once your new home reaches practical completion
Knockdown rebuild projects let you secure an established location without inheriting an older home. The equity in your existing property often reduces the deposit required for the build component.

• Debt-to-income caps now limit how much you can borrow relative to household income
• Negative gearing has been quarantined for most new purchases from July 2027
• Eligible new builds retain tax advantages, but the definition is technical
• Lenders apply a three per cent serviceability buffer and shade rental income by 20 per cent
• Borrowing capacity has contracted even for applicants with strong income
